Vacation Rental Agreement

This Vacation Rental Agreement (the Agreement) is made by and between TC Holdings LLC Members Jennifer and Robert Reardon,

as of the date last set forth on the signature page of this Agreement. 

 For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property: The vacation rental property is located at: 60 George Rd. Hebron, NH 03241. The property is fully furnished and includes:

  • Air conditioning/Heating

  • Hot Tub (Five person)

  • Cooking basics

  • Dining table seats ten

  • Island Seating for three

  • Bosch Dishwasher

  • Microwave

  • Refrigerator/Freezer w/ ice maker

  • Gas stove/oven

  • Toaster oven

  • Pots and pans w/ cooking utensils

  • Drip Coffee maker

  • Coffee (Foldgers)

  • Tea

  • Dishes and silverware

  • Pillows

  • Blankets

  • Bed Linens

  • Bathtub & standup shower

  • Beach & bath towels

  • Clothes hangers

  • Iron with ironing board

  • Window shades

  • Board games

  • Ceiling fans

  • Indoor gas fireplace

  • Body soap

  • Shampoo & Conditioner

  • Hair dryer

  • Cleaning Products

  • ​Wi-Fi

  • TV Wi-Fi ready not cable

  • Washer and Dryer

  • Private entrance

  • Weber Gas grill w/utensils

  • Fire pit (wood not supplied)

  • Outdoor dining area

  • Outdoor furniture

  • Smoke/Carbon monoxide alarms

2. Rental Party: The rental party shall consist of a MAX of 10 Guests which include the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to 10 people (including children).

4. Rental Rules:

  • NO PETS

  • No one under 25 can rent property

  • No groups larger than 10 people

  • No Smoking

  • No events/parties

  • Check in after 4pm

  • Check out by 10am

  • Remove shoes before entering the house

Violation of any of these rules and you will be asked to leave premises with no refund.

Failure to adhere to the check-out time shall result in an additional late fee set at $350 an hour.

Guests agree to abide by the Rental Rules at all times while at the property, and shall cause all members
of the rental party and anyone else Guest permits on the property to abide by the following rules at all
times while residing at the property.

5. Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 3 hours notice (except in case of emergency).

6. The security deposit is for security purposes and will be refunded provided no deductions are made due to:

  • Damage caused to the property or furnishings;

  • Dirt or other mess requiring excessive cleaning; or

  • Any other cost incurred by Homeowner due to Guest’s stay

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

7. Cancellation Policy: If Guest wishes to cancel the reservation, the deposit will be refunded as follows:

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period. 

8. Insurance: We encourage all renters to purchase travel insurance in case of unforeseen
circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.

I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.

AGREEMENT AND RELEASE OF CLAIMS FOR USE OF HOT TUB
at 60 George Rd, Hebron, NH 02341

The Primary renter  

agrees to use extreme caution and care in the hot tub 

on the premises and to pay any and all repair charges for damage caused by the renter or the renter’s family members, guests, invitees, agents, and/or employees.

Renter further agrees that all above-mentioned guests will shower and clean feet upon use of hot tub.

Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub.

No glass products whatsoever are allowed in or around the hot tub.

Our hot tub is inspected, chemicals adjusted after each renter has checked out, and refilled regularly. It is normal to see white particles in the water which is the bromide sanitizing.

If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the renter will be charged a cleaning fee of $200. Damage to the cover will result in a $400 charge. Cover should remain on the hot tub at all times when not in use.

Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.

Renter agrees that within 30 minutes of arrival, renter will report any problems with the hot tub to Jen at: 508-505-1559.

The renter further agrees to defend, indemnify and hold harmless TC Holdings LLC and its owners, and employees from any and all claims, damages liabilities, or losses whatsoever arising out of or in any way associated with the renters use of the tub, including but not limited to death, personal injury, or property damage.

The agreement and release is hereby incorporated into and made a part of any other agreement between the renter and TC Holdings LLC in the event legal action is commenced to interpret or enforce the terms of this Agreement and costs, whether incurred during litigation, at trial, or on appeal. By signing this document, the renter acknowledges and represents that he/she has read the terms hereof and understands the legal effect of his/her signature.

The parties agree to the terms of this Vacation Rental Agreement and Hot Tub Agreement as evidenced by the digital signatures set forth below.
